Canggu: the busiest villa market in Bali, lane by lane.

Canggu is where most first-time buyers in Bali start looking and where most short-term rental demand lands. It is also where the land is tightest, the traffic slowest and the difference between a good lane and a bad one is a matter of a hundred metres. This guide covers Berawa, Batu Bolong, Pererenan and the lanes in between, from a team whose office is on Jalan Pantai Berawa.

Who buys and rents here

Canggu built its reputation on three things: surf, cafés and a working crowd of remote professionals who stay for months rather than days. That crowd is still here, joined by families who choose the area for its international schools and by holiday groups who book the larger villas over Christmas and the European summer. The result is a rental calendar with fewer empty weeks than anywhere else on the island.

Buyers follow the tenants. Most owners in Canggu are foreigners holding a registered leasehold, buying either a villa to live in part of the year and rent the rest, or a pure rental asset run by a management company. Resale is more liquid here than in the quieter parts of Bali, because the next buyer is usually already renting in the neighbourhood.

What villas and land look like

Berawa

The greener, quieter edge of Canggu, between the main road and the rice fields, with family compounds and villas on lanes that end at the fields. Close to the beach and to the schools, which is why the larger family villas cluster here.

Batu Bolong and Echo Beach

The centre of the action: beach clubs, cafés and the surf breaks. Plots are small and expensive, villas are built close together, and the appeal is walking distance to everything rather than space or silence.

Pererenan and Seseh

The next lanes north, still with open fields and a quieter beach. More land for the money, a slightly longer scooter ride to the centre, and where a lot of new construction is heading.

What to check before you buy

Access and the lane

Some of the best-looking plots sit behind a single-lane road shared with trucks and scooters. Visit at eight in the morning and at six in the evening before you decide anything.

Drainage and the fields

Rice fields flood by design. A plot at the edge of the fields needs a proper study of levels and drainage, and sometimes retaining walls, before the budget is set.

Zoning and the rental licence

Not every parcel can be built on, and not every villa can be rented short term. Zoning, the building permit and the rental licence are checked with the notary before you sign, not after.

The neighbours

A quiet lane can change when the plot next door becomes a building site or a beach club. Ask what is planned around you, and look at the lots that are still empty.

For rental income, it remains the most reliable market on the island because demand is spread across the whole year rather than concentrated in a holiday season. The trade-off is land: plots are smaller and more expensive than inland, and the good lanes go fast. Buying well in Canggu is about the exact position, not the postcode.

Yes, with the right licence. Short-term rental of a villa requires a rental licence attached to the property and the appropriate zoning for the parcel. We handle the licensing as part of the management set-up on our own villas, and we check it before you buy anything else.

Roughly 45 minutes on a clear road and easily more than an hour in the evening traffic. Guests notice the transfer less than owners do; the beach, the cafés and the surf are what they came for.
