How much does it cost to build a villa in Bali?

Choose the area, the standard of finish and the surface, and get an indicative range for the whole job: architecture, permits and construction. The ranges come from our own rate card and our own sites in Ubud and Berawa, not from a brochure. They are wide on purpose: every plot, every design and every month of material prices moves the real figure.

Our build rates are the same across the areas we work in. The area changes the land, the access and the rental demand, not the price of a wall.

What is inside the range

What the estimate covers, and what it leaves out.

Construction

Structure, roof, walls, floors and ceilings, electrical and plumbing, joinery and windows, interior and exterior finishes, plus the site setup a build needs: temporary facilities, scaffolding, site management. The pool and the landscaping are separate lines you can switch off.

Architecture and design

Concept, moodboard, plans, sections and elevations, 3D model and renders, then the documents a builder needs. The low end of the range is our Signature design pack, the high end is the full concept and construction documentation for a bespoke villa.

Permits and fees

The building permit (PBG) and the certificate of fitness (SLF), the community contribution to the local banjar, and the utility connections. The high end of the range is what our own site in Ubud actually cost per villa, connections included.

Not included

The land and its legal costs, land preparation and cut and fill, retaining walls, long access roads, deep foundations on difficult ground, and taxes on the sale. Furniture is an option in the estimator. These are quoted once we have walked the plot.

The rate card we quote with

The low end of each line is the price per m² we use in our own client quotations for structure, electrical and plumbing, windows and finishing, for the two standards we build. It is the same card in Ubud and in Berawa.

What the sites actually cost

The high end adds what we measured on our own construction in Ubud: finishes that came in above budget, permits and connections at their real price. A range that only showed the budget would be a marketing number.

Updated, dated

Material prices and the rupiah move. The rates behind this page carry a date, shown under your estimate, and are revised when our purchasing data changes. A real quote is always dated and valid for a fixed period.

Questions people ask before building in Bali.

With our two standards, the construction itself runs from about IDR 20 million per m² for a Premium villa to about IDR 45 million per m² for a Prestige villa, before architecture, permits, pool and landscaping. A 300 m² Premium villa with a pool therefore lands in the low billions of rupiah, roughly the price of a good apartment in a European capital. Use the estimator above for your own surface and standard, then ask us for a real quote.

Premium is the standard of the villas we build and manage for ourselves: reinforced concrete structure, quality joinery, natural stone and timber where it matters, and finishes chosen to last in the Balinese climate. Prestige is bespoke: high-end materials throughout, custom joinery and furniture, larger spans and more complex volumes, which take more design time and more skilled labour per m².

Because the price of a villa depends on the plot, the design and the month it is built. Ground conditions, access, the roof shape, the amount of glazing, the stone you choose and the exchange rate all move the total. We publish the range we would rather explain than a single figure we would have to correct. The quote we sign is fixed, line by line, once the design exists.

For a 300 m² villa: less than a month of design, two to four months for the permits, then ten to fourteen months of construction depending on the materials and the weather. Larger or more complex villas take longer, and the schedule is written into the quote milestone by milestone.

No. Land prices in Bali vary far more than construction prices, from one lane to the next, and depend on the tenure you choose. The estimator lets you type your own land budget so that the rental projection is computed on the full investment, and we can help you find and check a plot if you do not have one yet.

A well designed and professionally managed villa in the right area earns strong short-term rental income in Bali. For Ubud, the estimator shows the projection we use in our own investor files, at 70% to 90% occupancy after the management fee. For other areas, we share our figures on a call rather than publish numbers we have not yet measured.
